  3. Download 8 Week Moving Checklist - Follow this high level plan to make your move as smooth as possible!

  4. Price Your Home Competitively - Overpriced homes don’t sell. Period.  Overpricing helps sell OTHER, more competitively priced homes first and helps demonstrate the VALUE of other properties. We can spend all the marketing dollars in the world, but if a home is overpriced, it won’t sell!

NOTE: MARKET VALUE is determined by Active Buyers shopping in the Current Market evaluating comparable properties and their amenities.  Sellers do NOT determine Market Value - the Buyers in a competitive market do.

  1. Pre-Sale Home Inspection - Shortly before listing your home for sale, The Rich Ayers Team will PAY for your pre-sale home inspection with one of our trusted Home Inspector partners.  This will allow you to sell your home for top dollar and make it a stress-free transaction for your Buyer.

  2. Estimated Net Sheet. Please provide us with your current loan balance. We will complete a customized "Estimated Net Sheet" (similar to the template in the hyperlink). This spreadsheet will show you approximately how much cash you will walk away with at closing.
